What Does a Structural Engineer Do for Homeowners?

Updated: 7 days ago
If you are planning to remove a wall, add a loft or build an extension, someone will soon tell you that you need a structural engineer. It is worth knowing what that person actually does, what you receive for the fee, and where they fit alongside your architect and builder.
In short, a structural engineer makes sure the building will carry its loads safely before, during and after your alterations, and produces the information a builder and Building Control need to proceed with confidence.
Understanding what is already there
Every job starts with the existing structure. The engineer reviews how floors, walls and the roof carry load down to the foundations. In North London that usually means Victorian or Edwardian brick houses with timber floors, or interwar homes with cavity walls. Where something is hidden, such as a lintel over a chimney breast or the size of a ceiling joist, a small opening-up is often arranged so the design is based on facts rather than assumptions.
Designing the structural solution
Next comes the design. The engineer sizes steel beams, lintels, padstones, foundations and connections, and checks that the walls and foundations below can take the new loads. The result is a set of calculations and drawings that show exactly what the builder should supply and install, so there is no guesswork on site.
Working with the rest of the team
A good engineer coordinates with your architect on layout and with the builder on buildability. They will flag early where a beam depth affects ceiling heights, or where a foundation clashes with a drain, so these are solved on paper rather than during the build.
Supporting Building Control
Most structural work needs Building Control approval. The engineer provides calculations and drawings for your application and answers the inspector's questions. On larger projects they may also visit site to check key elements, such as steel installation, before they are covered up.
When you should call one
Call an engineer before you finalise the design or price the work, not after. Early input avoids redesign, keeps the builder's quote accurate and shortens the approval process.
