Load-Bearing Wall Removal: A Step-by-Step Guide

Updated: 7 days ago
Removing a load-bearing wall is one of the most common structural jobs in London homes. Done properly it is routine. Done badly it is dangerous and expensive to fix.
This step-by-step guide shows how the process should run, from first survey to finished ceiling.
Step 1: confirm what the wall carries
Before anything else, confirm the wall is load-bearing and what rests on it. Joist direction, walls above and the roof structure all matter. A survey, and sometimes small openings, give the engineer the facts.
Step 2: design and approval
The engineer designs a beam and supports and issues calculations for Building Control. Do not let work start until this is in place, because the builder needs sizes and details to price and plan.
Step 3: temporary support
Needles and props carry the load while the wall comes out and the beam goes in. The sequence matters, and the builder should follow the engineer's details rather than improvising.
Step 4: installing the beam
The beam is set on padstones, packed tight with a suitable mortar, and left to take load as specified before the props are removed.
Step 5: protection and finishing
Steel beams usually need fire protection and the ceiling and wall finishes need making good. Building Control inspects before the beam is covered, so give notice before you close it up.
