A roof terrace carries people and furniture, which means higher loads than an ordinary flat roof. Before converting one, the structure needs to be checked.

Here are the key structural points.

Checking the existing roof

Joists and supports usually need to be checked and often strengthened for the extra loading. Older flat roofs were rarely designed for occupancy.

Waterproofing and falls

The roof build-up, falls and drainage must be designed together with the structure to avoid leaks and ponding.

Balustrades and edge protection

Edge protection must resist specified loads, and fixings need to be detailed so they do not compromise waterproofing.

Access and stairs

Access routes may need new openings, which in turn need beams and supports.

Planning

Planning permission may be needed because of overlooking. Check this before design work progresses.
