Removing a chimney breast gives you more floor space, but the stack above often needs permanent support. It is a job where cutting corners can be dangerous.

This guide explains the main points.

Why support is needed

The breast may carry the stack above, roof timbers or the chimney of a neighbouring property. Taking it out without support can cause collapse or cracking.

Gallows brackets and beams

Steel gallows brackets or a beam carry the remaining brickwork. Designs vary depending on how much of the breast is removed and what is above it.

Neighbours and party walls

Chimneys are often shared. Notices may be needed under the Party Wall etc. Act 1996, and the neighbour's flues must remain safe and ventilated.

Remaining flues and ventilation

Flues that remain in use or are capped need proper ventilation to prevent damp and keep them in safe condition.

Making good

Floors, ceilings and wall finishes need repairing, and Building Control should inspect the support before it is covered.
